Manhattan sees record number of vacant apartments amid coronavirus

Manhattan is a raging renter’s market, new data show.

There were 13,117 vacant rental apartments in the borough last month — a 122 percent increase over July 2019, according to the Elliman Report.

Last July, there were only 5,912 units available, according to the report by real estate experts Douglas Elliman and Miller Samuel.

Meanwhile, rents are down, and — thanks to the loosening pandemic restrictions on showing apartments — new leasing is experiencing a mid-pandemic surge in the borough, though it’s still well below last July’s levels.

The staggering number of vacancies in one of the country’s most expensive rental markets is the highest in 14 years of Miller Samuel’s record-keeping.

As the rental stock increases, rent prices are falling, the report said.

The median rental price in Manhattan was $3,167 last month compared to $3,521 in July 2019.

Landlords are offering an average of 1.7 months of free rent to entice ­newcomers.

“Consistent with the decrease in rental prices, there was a record amount of listing inventory, a rise in landlord concessions, and the vacancy rate jumped for the third consecutive month,” the report noted.

“Non-doorman rent fell at twice the annual rate of rent for doorman buildings,” the report added.

A similar report by StreetEasy last month found that Manhattan rents were dropping for the first time since 2010.

But renters aren’t exactly snapping up those bargains.

The Elliman Report also shows the number of newly signed leases plummeted by 23 percent from last July (6,460) to this July (4,949) — though the latter total is up from 3,171 new leases signed in June.

The outbreak of ­COVID-19 has sparked a mass exodus from New York City, with a vast number of city slickers seeking safety in the suburbs.

Also, living in Manhattan still costs a pretty penny — the average rent for a two-bedroom apartment is $4,620 and studios are fetching an average of $2,668.

Meanwhile, in Brooklyn, there were only 1,525 residential property sales in the year’s second quarter, from April through June, the report said.

COVID, riots, and democrat governance have and will accelerate the exodus from our largest cities. This was a trend anyway. But the trend has been advanced by 10 years. Internet speeds, working from home and from satellite offices in remote locations will flourish much sooner. Entertainment venues in NYC will not recover any time soon. And if they do, the neighborhoods will have transformed into derelict zones.

I think many Southerners liked the Confederate flag because it was a way of flipping the bird to all the hipster doofusses in the ‘sophisticated’ urban areas of the country. They certainly don’t care for their ‘superiority’.

Pamela is wrong on Bloomberg making New York great. It was Giuliani and ONLY Giuliani who Who made New York great again.
That pip squeak Bloomberg was the worse mayor Ever after DeFlabio.Both those mayors were not only the absolute worst, but both have the charisma of a bedbug. And maybe it may just be possible that after DeFlabio, New Yorkers may get an even worse Mayor like a female Muslim.

I lived in NYC during all of the crazy 1970s and never, ever thought I would see something like this. Fifth Avenue boarded up to keep primitive savages from burning and looting it? If the DeMarxocrats win this will be every city in America.
