Top 15 Listing Lead Strategies

There are always going to be changes in the real estate market depending on the geographic locations and the demographics of any given area. Sometimes it's a buyer's market, sometimes it's a seller's market.  In today's current real estate market, there seems to be a lack of inventory across the country. Many consider this to be a seller's market in that sellers can get more traffic, higher prices, and close transactions faster due to multiple offers since there are fewer homes available.

In a buyer's market, you'll spend time and effort trying to expose the abundance of homes available to the ripest and most likely candidates who are in the market to purchase.  This target marketing approach is nothing new, but the strategies and tools have changed. Since the market is considered a seller's market right now, here's a survival guide for real estate agents wanting to increase their listing inventory in this low real estate inventory market.

If every agent that read this simply applied just 1 or 2 of these listing lead strategies successfully to their real estate marketing and business plan, together we could turn this market around and make sure that NO BUYER gets left behind in a multiple offer situation or bidding war!

Great advice on generating listings. I am going to talk to my Broker today about the idea of successful agents who know longer work for us and see if I can't get a buyer list! I also liked the Zillow idea and did not realize they had a "make me move" campaign. Thanks!

Supply, something to sell is king. Follow up and hustle, service will bring those buyers into your marketing tent if done creatively, loaded up like a prime rib, surf and turf buffet that is appealing, causes drool and jaw dropping to happen.

Excellent post, Brad. I have seen the Zillow 'make me move,' however, so many times the dollar amount was so unrealistic. After reading your post, I will recheck my thinking on this. So many great tips, points, suggestions and very motivating as always. Would you loan me your brain for a day :)

Follow up Brad  from 2 weeks ago. 

I have  listed  4 Make me move house . 2 over 480k and both sold.  I also was able to be honored to represent them as their buyers agent for their new homes.  One already set for closing . other 3 are still looking for the right home for them.  I make it a point to contact 10 Make me move prospects a  week.  As can see I am converting 4 out of the 10.

I have just as this morning received a referral from one of the Make me move sellers/buyers that Their neighbor wants me to list their house. I never even had the opportunity to place my Sign up . So the referral is a MAJOR bonus. 

This is for the new agents like me( I am 2 months to the day from receiving my license.)  It works , I still follow up with  my Mailings, and SOI but this is another avenue that I can work and no cost involved except dedication and strong listing Presentations.  I have surpassed my million dollar sales goal I set to have by end of year. goal has been changed to 2.5m now.  I am avg  2 closings a month and shooting for 1 a week.   I can not stress enough to attend any Webinar Brad Has, the info is invaluable.

Brad I know about "Make Me Move". But you are right about the lack of inventory currently available. DC Real Estate Market is super Red hot. I will listen to this later. Thanks for sharing Brad.
